Buying land in Chhattisgarh is still the most dependable way for a family to build long-term wealth. But a plot is only as good as its paperwork. This guide walks through exactly what to check before you pay a booking amount for a residential plot in Durg, Bhilai or Raipur.

1. Confirm the CG RERA registration number

Every plotted development above 500 sq m or eight units must be registered with the Chhattisgarh Real Estate Regulatory Authority. Ask the developer for the registration number (it looks like PCGRERA070522001422) and verify it on the CG RERA portal. The listing there shows the approved layout, promoter details, project timeline and any complaints filed.

If a project cannot show you a live RERA number, walk away — no discount is worth an unregistered layout.

2. Check the diversion certificate

Agricultural land cannot legally be used for residential construction until it is diverted. The diversion order from the SDM office converts land use from agricultural to residential. Without it, you may not get building permission, a municipal water connection or a bank loan.

3. Do a title search covering 30 years

Ask a local advocate to trace ownership records for the last 30 years, along with the current khasra, khatauni and B-1/P-II records. Confirm:

  • The seller's name matches the revenue record
  • There is no mortgage, lien or court injunction
  • Society or panchayat approvals for the layout exist
  • Property tax and land revenue receipts are up to date

4. Understand plot price trends in the Durg-Bhilai-Raipur corridor

Rates vary widely by corridor. Plots near Bhilai's sector roads and the Raipur ring-road corridors command a premium because of infrastructure and schools, while emerging Durg corridors are entry-friendly and have historically appreciated faster in percentage terms. Compare at least three layouts within 5 km before deciding, and always compare on a per-square-foot registry-value basis, not on the total ticket price.

5. Plan your plot loan early

Most nationalised and private banks finance up to 70–75% of the plot value if the layout is RERA-registered, diverted and clearly titled. Keep ready: three years of ITR or salary slips, bank statements, KYC and the layout's approval set. A composite plot-plus-construction loan is usually cheaper than a pure land loan and gives you the same tax treatment as a home loan once construction begins.

6. Budget beyond the plot price

Add stamp duty and registration, mutation charges, boundary wall, and development or maintenance charges to your calculation. A realistic buffer is 10–12% over the quoted plot price.

7. Visit the site — twice

Go once on a weekday and once after rain. Check road levels, drainage, electricity poles, water availability and the distance to schools, hospitals and markets. Walk the actual plot with the layout map and confirm the corner markers on the ground.
